Project Description
The existing 1960’s 3-storey development of 10no. 2-bed apartments, was of little architectural merit, and poor fabric performance, significantly undervaluing the site potential in Dulwich, south-east London.
To avoid the inherent waste associated with demolition and re-building, the client proposed the addition of a new top floor to provide 3 penthouse apartments, with the resulting value uplift funding the external envelope over-cladding, and significantly improving the fabric performance and to provide a contemporary architectural aesthetic.
APPLY was commissioned to lead a Design for Manufacture and Assembly approach to providing both the new lightweight structure over the existing building, and to prefabricate the external envelope over-cladding, to minimise disruption to the existing tenants, (who remained in occupation for the duration of the works). Reduced vehicle movements and reduced build time, minimised inconvenience to neighbours in this quiet residential avenue.
Internally, offsite manufactured staircases to the new top floor were provided, while all common parts were refurbished, and MEP modernized.
Enevate Homes undertook the development works, including the manufacture of the Category 1 volumetric modules, and Category 2 cladding panels, with all internal finishes, fixtures, fittings, and equipment at its factory at Wishaw.
The penthouse apartments were sold off-plan with new residents taking occupation in 2021.
