Project Description
The BIOHAUS® system is a BOPAS-accredited, high-performance, whole-house, panellised building system setting the benchmark for climate positive living. BIOHAUS® provides a structural solution for residential and public buildings up to three storeys, with further scope to develop designs for buildings up to 18 metres (five storeys). The closed panel, timber frame system forms the structure and fabric for a variety of building typologies and is suitable for all external claddings including masonry, timber, rainscreen and render systems.
Description of our Work
The BIOHAUS® system enables homes to be built with negative whole life carbon emissions, achieved using hemp-based building products and pioneering mass production capabilities. The system is setting a new benchmark for carbon performance in house building, promoting the use of industrial hemp and advancing modern construction methods.
BIOHAUS® is classed as a Category 2 Modern Method of Construction (MMC) system, as defined by the UK Government’s MMC definition framework, employing 2D primary structures, incorporating over 75% hemp alongside structural timber, to create climate positive homes.
APPLY supported HEMSPAN® in developing the BIOHAUS® system, which combines innovative processed hemp products with a Larsen truss structural timber frame to create a Category 2, closed-panel offsite solution. The system embraces passive house principles and MMC, reinforcing them with bio-based materials and renewable technologies to deliver sustainable, high performing living environments that prioritise the occupants.
BIOHAUS® provides 2-hour fire protection to elements of structure for load bearing capacity, insulation, and integrity. As part of this extensive R&D project, APPLY managed a comprehensive fire testing programme to BS EN 1363-1 standards with Efectis to demonstrate performance.
APPLY is proud to have achieved BOPAS accreditation for the HEMSPAN® BIOHAUS® system, recognising the rigorous testing and quality assurance processes undertaken. This certification demonstrates the team’s commitment to excellence, innovation, and demonstrating how net-zero can be delivered efficiently in contemporary construction.
